Looking to make a custom copy of a book and need some direction

So here lately, I've been imagining a copy of House of Leaves by Mark Z. Danielewski that has larger pages. The amount of room on the pages that the text takes up would be no different than the standard printings of the book, leaving plenty of space to write in the margins with your own notes, citations, etc. I'd want it to have at least two sewn in bookmarks. And for extra blingy bling, I'd want it to be leatherbound. My current copy is a hardcover, which I love, but leather is simply on a whole other level.

This whole idea came up due to two things I found I "needed" in the book. 1) Flip flopping between Johnny's story and the Navidson record had me using two different coloured 5 gum wrappers as bookmarks. And 2) I've always felt like House of Leaves feels like a conversation between its narrators and its readers, and because of that, I've fancied the idea of rereading the book and writing in all sorts of notes, passing the book to a good friend of mine and having him do the same, and then me reread the book with both his and my notes as part of it (Similar to JJ Abrams' "S.," for those of you who are familiar with it).

All that being said, does anyone know where (And how) I could have an idea / project like this produced? I don't imagine it'd be cheap, but this book has caused a good number of its readers to go insane, so why not go all in?
